These loans have grown in popularity in recent years due to the lower down payment requirement. An FHA mortgage loan allows you to purchase a home with as little as 3.5% down payment, up to 6% seller help, entire down payment can be gifted, and credit scores down to 580. FHA also allows current homeowners to refinance the existing balance on a mortgage up to 96.5% of the appraised value.
Conventional loans are the “traditional loan” to purchase or refinance a home. Conventional loans are still a great option for folks with 640+ credit scores. These loans have become strict in the qualification process unless you are borrowing 80% or less of the purchase price or appraised value. Seller help can be capped at 3% or 6% depending on the percentage of down payment.
VA loans are loans for qualified veterans only. These loans allow for 100% financing to purchase a home. These loans are government insured programs and operate much like a traditional FHA Loan. VA loans can be done for a Veteran, Veteran + Spouse or the spouse of a Deceased Veteran. These loans allow for 6% seller help. Thank you for your Service to Our Country
USDA loans are designated to approved Rural Housing Territories. These loans carry 100% financing and allow up to 6% seller help. The program does have income restrictions. These restrictions are based on Median Income within the county you are purchasing your home.
